With so much going on you may wonder are there people still buying and selling real estate? The answer is yes…sort of!  Open Houses are completely stopped and Owner Occupied Showings have been either stopped, restricted by appointment only, or gone Temp Off Market. 
 
So what does that mean for Real Estate?  It means that more offers are being put in based on pictures or Virtual Tours (done by your local Realtor).  Vacant properties are more ideal for buyers.  In addition, Investors looking for properties to rent with Tenants in place are also now available.

Your realtor is a great person to ask all of your questions to.  While they may not have all the answers they should be able to point you in the right direction on who to ask the question to so that you get the answer you need.  There are no insignificant questions so ask all of them!

Crunch the Numbers

Know your closing costs and out of pocket costs!

There is a lot to think about when you are crunching the numbers, closing costs can be a surprise if you haven’t looked into everything that it includes, like Title Costs, Inspections, Appraisals, HOA Prepaids, Capital HOA fees, Home Warranty, Loan Costs. Sometimes you are able to ask the Seller to help with those costs in the form of Concessions. Talk to your Realtor for a realistic view.

Keep in mind your home purchase and your pets

When you have pets, there are special considerations in choosing your next home.  Be sure to find out about any pet rules and not only ask for the rules, but be sure to read the CC&R’s (The HOA Rules) and make sure the information you received is correct. There can be rules on the type of pet, to the weight of the pet and the number of pets.  No one ever wants to buy a home only to find out their pets are not welcome!

We all want a smooth transaction from beginning to end!

While every home transaction is different, there is so much that you can do to make yours as smooth as possible!  Take some time to do a budget.  Go through your bank statements and credit card statements and find out what you really are spending each month, don’t forget those things you pay cash for like baby sitters and tips.  The last 3 months is a good time period to see what your spending habits are, however, for utilities you will want to take a one year average.  If you are like me you probably found auto payments for things you never even use!  Cancel them even if they are only a few dollars each month…it all adds up!  Then create categories for what are necessities and what are niceties.  This is all being done to find your comfort zone for your mortgage payment and in some cases HOA dues.  You always want to stay within your comfort zone, not just what you qualify for.

Figure Out the Pros and cons of Moving-You may be surprised!

Write all the reasons you can think of and Update them Daily!

Sometimes we think we need to stay for a neighbor only to have the neighbor move themselves, or we love a favorite restaurant only for them to sell and it no longer is the same.  Then there are other factors for wanting to move like living closer to work or a loved one.  What are your main reasons for wanting to move?  Why do you want to stay?

If you think you want to buy a NEW Home, you MUST find your own realtor before you go out looking at NEW Model Homes!!  If you don’t then you are giving up your rights to have your own realtor representation.  The agents at the Model Homes represent ONLY the SELLER!!  Always bring your realtor to the design center…so you don’t overspend!!

So When is the Right Time?

You WILL Know! You literally will wake up and say, “I am ready!!”

So make sure you have done what you need to do to prepare for putting in your best offer so that you stand out and get the home you want!!

While every home is different, there is so much that you can do to make yours look amazing!  Take a moment and take your phone out and take pictures of every room of your home at every angle and then look at them with a critical eye.  This is what your prospective buyer will be doing in less than 2 seconds when they look at your pictures and decide whether to see it. Your first impression happens in a blink of an eye when they log online and see that first picture and decide whether to look at the rest of them.

Give to your favorite charities and box the rest!

Go through every room and toss what you need to and give what you don’t need. Box up the stuff that you won’t need while you are selling your home!!  The least amount of stuff (even in the closets will make the best impression!) the better.
